Job Description

Job Summary On‑site management of 70 apartments. You will be showing units, turning units, painting and performing light maintenance. You will work within our software system to follow processes and procedures. Communication is key. Responsibilities Personally inspect the property daily, including parking, laundry, and grounds. Ensure the property has sharp curb appeal and all model and vacant units are market‑ready within guidelines set by the head office. Process maintenance service requests; perform light maintenance and unit turns. Prepare detailed and accurate property reports and submit all required reports, invoices, deposits, and market surveys to the corporate office by the expected deadline. Show and lease the properties: answer phone calls, greet prospective tenants, and tour apartments. Prepare market surveys of competing properties in the area. Implement marketing and sales techniques that achieve high occupancy. Ensure all property signage and leasing materials are utilized effectively. Actively maintain good relations in the community and respond promptly to requests and questions. Resolve complaints, take work orders, assign them to appropriate personnel or vendor, and enter them into management software. Serve as direct contact for vendors and maintain good relationships with others in the industry. Perform other duties and projects as assigned. Qualifications To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Required qualifications include: Valid Driver’s License. Ability to perform light maintenance and unit turns. Strong communication skills, both oral and written. Ability to read and interpret documents such as safety rules, operating instructions, and procedural manuals. Computer skills: proficiency with Microsoft Office and web‑based software. Experience in property management is preferred, but training will be provided for applicants with strong motivation and a willingness to take on challenges. Self‑directed, self‑motivated, high level of initiative, and ability to assist others in prioritizing, setting deadlines, and problem solving. Physical demands: ability to sit, stand, walk, use hands, reach with arms, and occasionally lift up to 10 lbs.
